After much frustration with their bidding process we finally went under contract with an all cash offer.

Only by looking and evaluating deals will you know a real deal when you finally find one.

There are a couple of books by David Lindahl, they are very good, as well as the ones by Frank Gallinelli that are very good on the financial analysis side.

Unfortunately, I have a tendency to suffer from analysis paralysis and would continue to study the subject forever but never do anything.So to get the ball rolling I am interesting in networking with people in the greater Denver, CO area who are agents or lenders and possibly mentors as well.

In fact, it's finally valued above what I originally paid for it back in late 2005!
