There are a million ways to fund deals.

The million dollar question no one has thought to ask yet is this...How did the landlord know the heat wasn't on before he broke in?

We just put up our HARD MONEY LENDING business and in just 2 months, we made over $1.5 Million worth of loans.

If I had exact numbers I'd be making millions from those syndicators for my silence :-DI heard of multiple cases from lenders and brokers I've worked with.

Never thought of myself ever achieving "a million dollars"  in liquid capital or even real property, but I was talking with my wife and she says that for a 5 years goal, in this day and age that is probably lowballing it considering I don't have a fulltime job to dance around time wise.Anyway- thanks again mega for your replies!

We are currently moving about 1.5-2 million in deals per year, but I want to grow faster.

I am not sure how much I should offer however on the open market I am sure top dollar would yield around 1.2 million.

And "trust but verify" was another one of those things I heard a million times during seminars/conferences and I still ended up doing more trusting than verifying :-/ #neveragain 

If I gave you 10 million dollars in liquid cash today, what would you do with it?

Small commercial, say under a million is usually tough on the financing side, larger down payment, if you go with non-residential such as SBA, financing can be expensive but doable.
