The name Biggerpockets is an understatement for this forum as the amount of knowledge / information in this forum is immense (r) so ImmenserPockets is a much better fit LOL!

I could see how knowledge of the market as a property manager could be a good skill in negotiating an acquisition but I’m a little hesitant to have a jack of all trades wear both hats and try to do both well. 

You will want to consider the transaction fees, annual fees, speed of processing, customer service and knowledge. 

While also having been in construction for over 15 years I have knowledge of each step in the process but can always learn more. 

I have a tenant that has been coming by my personal residents and putting the rent in my mailbox without my knowledge.

One become a subject matter expert on investing & analyze a ton of deals, you can then leverage that knowledge to partner with someone who might have a better financial position than you do currently but lacks knowledge.

Has any investor in Philly had success or knowledge using this as an investment strategy, that could share any info?

You should contact a few attorneys and vet out the one who seems to have the most knowledge/experience with cotenancy disputes.
