Has anyone had any mortgage company exercise the due on sale clause or am I overreacting?

The whole point of my convoluted exercise :). was to get you into at least one lake house with the 1031.

If one party has a contingency, only one party is needed to exercise it.

As an aside I think that d.c. number is likely a small sample size issue, we had 87 single family home sales in the entire city last month and that's out of 616 total sales (which is down about a 3rd from the 2022 peak) while I actually think there are some amazing deal's in the city right now as prices are probably 15-20% off peak in the city, the city is as dead from an investing standpoint as ive seen it since i started investing in 2015 and frankly just living here my entire life, city seems as dead as since at least pre gfc.

They can take a core sample to check the condition of the decking and trusses (not studs BTW; studs are in walls, joists support floors, trusses or rafters support roofs just FYI, and the plywood is called sheathing or decking).

The person leasing the property doesn't own anything until they exercise the option to buy.
