The long distance investing was mainly due to me being stationed in different parts of the country where I couldn't invest and I didn't have the freedom to travel when I wanted so instead of doing nothing, I met up with a great group of turnkey guys also in the military and used that strategy.

The entire country is overcooked right now. 

USA salaries are so different so please stick to what your banks recommend in your own country.

just beating all the Columbus brokers to the punch :)   personally I like Las Vegas for west coast investors..  1. some of the lowest property tax rates in the country  2. desert scape  super easy for tenants to keep up with .3. newer stock  not 50 to 100 year old stuff that is cap ex heavy. 

So how can you look at NNN across the country and get enough inside knowledge on a specific location without relying heavily on what the broker tells you?

Sure, they might be a backlog of the minimal foreclosure inventory that would have normally been there anyway, like you said.But with real estate prices soaring across the country, even those in deferment or otherwise struggling to pay debt service are likely to have equity, giving them multiple ways to avoid foreclosure.
