There are some popular nationwide companies like New Western - you can check to see if they are in your area, and if so, get on their list. 

You can still pick a business name out of thin air and tell your tenants this is the name of the company that manages the properties. 

I think a lot has to do with the algos on the OTAs giving preference to new builds which there have been a ton of in the area.  

Also I later plan on using the BRRRR method, my father runs a small construction company and has been in construction for over 25 years. 

Generally I’d prefer to purchase 2 properties instead of one, but it also depends on what your goals are for portfolio size.  

How much to put down depends on how much cash you will have in reserves and what your cash flow preference/tolerance is.

You will want your vendor agreement to confirm their status as an independent contractor but workers comp insurance policies apply to companies that have employees and I believe is required in all states besides TX (don't quote me on that).

Determine if you will handle property management yourself or hire a professional company.
