I can tell that English is not your first language, which is fine, but unless you plan on hiring someone to do that kind of marketing that will be an unnecessary hurdle considering there are a ton of ways to make money in real estate that doesn't involve direct face-to-face sales.

If the home was "Titled" in his name only then, yes you will need to hire a probate attorney, however since the home is valued at less that $150K it will be less expensive.

If you are planning on managing it yourself then I would wait but if you were going to hire a PM company to do it for you then waiting makes no sense IMO as long as the numbers help you achieve your goals.
