Zillow will probably follow the same strategy since they have to think in terms of high quantities to make share holders any money.

However, then you have to follow any local regulations regarding that (we have that here) and you have to account for cost and time invested for the turnover.

A few locals will get a "Craft Beer" type niche following... a few.Some locals will try to "grow it cheap and sell it on the street" meaning bypass the dispensaries who won't stock their stuff.

And I had the following questions:1) If you seller finance and the buyer defaults and they don't cooperate with you, are you still going to be able to complete the exchange process.2) To know the buyer is serious I will want a serious down payment. 

Especially when you see equity that you forced or “created” followed by debt pay down or equity your tenants help you create over time.
