If the water/sewer is separate, sometimes trash is part of that bill so they would each pay their own.

Anyhow, if I start a handyman company, for the sole purpose of working on my own properties only, my brief conversation with my tax guy said I could then bill myself, from my handyman company, for the labor.

For marginal tenants, they may be better off not paying rent, saving their money, finding a new place for September 1st, and just moving, leaving the LL out 6 months of rent, since they won't be able to rent the unit until October 1st at the earliest, plus eviction costs.The LL still has to maintain the properties, pay mortgages, pay property taxes, pay insurance, not to mention pay his OWN bills, too - this is his livelihood.

Cheers, Ryan On a SFH I'd put the water bill on the tenants but be highly aware of the balance as most states have water/sewer as a lienable(is that a word?)
