The reason the area appeals to me is that I am familiar with it and travel there a few times a year as it is but you do bring up a good point about factoring in the additional costs.

However me buying as is, then putting all my time and money into it and then splitting the profits with someone who I already cashed out of the deal, doesn't appeal to me personally.Your Mileage May Very though and good luck in whatever you decide

Instead of finding an investor, could you foot the bill for a remodel and curb appeal update and then split the profit from a higher asking cost?
