My lease has some highlighted items such as; notification about renter's insurance, notification about no businessesin home, no overnight guests in home, no non-registered motor vehicles, no working on vehicles, no parking in driveway, no smoking etc.I always do a walk through with the tenants and seller prior to closing.

People may have had problems in the past but if the problems are in the present like one lady they wanted to rent from me and just had active collections (multiple) put on her credit report no thanks.
