Cap rate won't tell you that despite Turnkey providers advertising them.The question for an investor is why the market is paying twice as much for the chance at the EXACT same NOI.

Advertise off-grid dry cabin for rent.  

Only advertise on the Academy so you get some nice military tenants. 

Looking at a typical For Sale By Owner, the property most likely isn't properly advertised and marketed and therefore the seller will most likely NOT get Fair Market Value (FMV) for it.

Since our rentals are advertised on craigslist, and tenants have no trouble using a computer for that, they can manage online payments or go right to the bank.

It will have to take advantage of the permit code that says you have to show work every six month as being done and not abandoning he work so the permit does not expire but that is doable, even on my budget.
