When I account for 10% vacancy, 10% repairs and maintenance, 10% CapEx and the numbers above I end up losing money every month.And I know I could argue that I don't need to account for capex/repairs and maintenance as it's completely rehabbed, but I have the understanding that the deal should cashflow anyways with that accounted for.

This makes me anxious because, as I understand it, the whole point of putting contracts in the company's name is to protect our family finances. 

I understand that the mortgage limit with most banks is 4, but some can go up to 10.

You should always ask if you don't understand something, it can easily keep you from making a bad deal.By 'automatic equity at purchase' I mean you should be able to get the property for 5k-15k  below market, thus 'earning' automatic equity.
