The import materials, wood, paint, fixtures prices have gone up a lot this year. 2019 probably more so....w/ 25% more tariff....

And @Matt wood I will check out specifically what they are building in the area. 

Tons of parking, which is unusual for the area, maybe enough space for 10 cars (not that I really want any party’s there) Completely wooded with many mature ponderosas and cedar.It’s a two bedroom one bath.

This house was built in 1954 with exterior wood construction.

Get rid of the carpet entirely and put down simulated wood sheet vinyl.

Quality tenants in this market want things to look nice, but they don't actually have to BE nice. i.e. floors that look like wood, counters that look like granite, and main rooms painted gray.

I can give you some general info on insuring a property:Here are some things to look for from an Insurance prospective: Any in-ground tanks (active or inactive)Any Knob & Tube or Aluminum WiringIf built before 1978, does the building have Lead Safe certificationsAny wood stoves or secondary heating units.

Currently the plan is to replace the entry doors, refinish the wood floors, replace the countertops, replace the cabinet doors with doors I will build, update the kitchen and bathrooms, and clean / paint / pressure wash the property.

Old brick wood fire-place, Needs paint, Bathroom needs to be updated, and possibly new appliances.
