This is my second property and I used cash as it became available to repair my first.

Books show about $5,500 annual expense there.So conservatively we have:Monthly Rent - ( 5% Vac + 10% CapEx + 10% Repair + Utilities + PITI ) =  2050 - (100 + 200 + 200 + 450 + 700) = $400/mo****does not include Property Management, paying myself or someone else 8% of rents results in cash flow of ~$230/moThat said...Rents are slightly below market given that utilities are included.

63K purchase price. 45K repairs. 140K-150K ARV.

Are you accounting for repairs, vacancies, property management?

I just posted a reply on a thread regarding tenants complaining about repairs taking too long on an air conditioner and I realized that this A.C. issue needs it's own thread.

Does it need any repairs that have been overlooked? 

If everything goes the way it should (the tenant pays the rent with no issues and no surprise repairs come up) I will be on track to begin cash flowing $650/month. 

I’m doing some cosmetic repairs, and hope to have enough to take out about 30K to invest in another property in 6 months.

Have good reserves for those repairs if you do it
