Do people ever just want to strictly investment SFR New Constitution I was a Managing Broker who acquired  Land and smaller parcels that could be developed into small 10 Home communities as well as tear downs for custom Home Builders as well as a National Builder whose smaller division handled tear downs and  or high end Flips. 

So if they put in 5% of the capital required to do the deal, they get 5% equity....and perhaps a fixed preferred return on top of that...say 4% interest only...so they are making 4% on the money from the start, get 5% of the cash flow and 5% of the back end equity. 

I financed my last one through a national lender.

(ie. cut back on % reserved for minor expenses and ZERO for capital expenses, didn't allow enough for vacancies, etc...) 

E.g. if you plan on holding on to this property for 10 years and this property cash flows (with decent capital appreciation potential), then buy it.

They have excellent credit and their goal is to get about $200k in capital to deploy for other investments.

What started off being a smooth listing for a fellow national guard guy is starting to turn sour I agree.
