@Melissa Gittens  @John Mocker has a good list applicable to insurance carriers who underwrite the landlord.For commercial insurance carriers who only underwrte the property, here are some duplicate answers and a few new ones, Geographic location - Flood zones, Coastal, high crime areas, too far from fire stations, tornado alleyRooming houses – properties where individual rooms may not have a kitchen or bathroom & so the tenants share a common kitchen &/or bathroom.Mobil homes/trailer parksFrame buildings more than 100 years oldOutdated electrical- Fuses, knob and tube, Aluminum, Stab Lok breaker boxWood stove / Fire placeVacant or full renovationsCommercial building converted to living quarters Fire damaged houseApartments above restaurants or other high hazard businesses Lead PipesRoof that needs to be replaced– curling shinglesOver 3 storiesTenants can have a direct impact.

For someone who doesn't have any savings and requires income to pay their bills, rental property probably isn't the answer -- generating significant income from rental property when starting with no cash isn't going to happen overnight.Flipping houses is a *business* model -- no different than opening a restaurant or a shoe store.
