For me it seems like I can find deals all the time but when looking for a 1031 property, my criteria is higher, has to be a certain size, a certain age, a certain price, and all the "wants" make it that much more difficult to find the right property.I see others buying full retail when doing their 1031 or buying a property that seems to be a down grade and not an upgrade from the relinquished property.You do have some options, sell the personal residence and hold the cash, up to $250,000 if single and up to $500,000 capital gain is tax free and there is not requirement to buy a replacement property, so no time limit.Also you're making a big leap from 6 units to 60 units, maybe breaking it down into a smaller step would help.

Hi @ art warren. welcome to bp where i have found a wealth of information and tips thru the podcast and many of the conversations in the posts. i too have a full time job in the federal criminal justice field and enjoy rehabs, upgrades, etc on homes. and i also know several guys who work for at bush int airport parttime for the flight and health benefits and held down a full time job working with me at the post office on the north side many years ago. now i am kicking myself for not doing the same back then or else i would also be retiring from continental/united also. well good luck and see you in another post.

I would explain to the tenant that they have damaged the floor and can pay for the upgrade if they wish with your approval (to your standard).
