Would having an accepted contract on the land, a contract with a builder, and a contract with the end buyer before any private funds transfer make this deal any more secure to a lender?

My immediate thought was "Uh, no, they cannot live in the property once the house is short saled", after all, they were just given debt relief on the mortgage, although the bank would get paid, and the title would transfer to my father, who could do whatever he wanted with the property.
