I currently have calls into a few land use attorneys but so far only one call back who doesn't do free consultations, I'd at least like to know what I'm getting into before I crack open my wallet....

That could almost be a tiny house!

Most stick built homes/buildings will sway with the ground movement and you end up with some sheetrock cracks, but typically very little structural issues with the exception of foundation cracks.

After purchase I was surprised to find out 2 of the 3 were the previous owners children(Different last names), and the 3rd tenant was a crack head who was ALWAYS late on rent(also not disclosed)...

There were some trees that needed to come down in a roundabout in the drive way.Whoever designed this roundabout must have had a tiny car.
