I have a membership at NFCU which I think does 95% ltv as well so I suppose that could work if SDFCU doesnt.

Be prepared to make very little well you hone your abilities to get contracts in, be aware you spend a lot of money starting out making signs, business cards, MLS and board membership, mailouts.  

Closing cost, Earnest money, survey's are just some hidden fees that' that software allows you to calculate 

I've had good results with Tom Mulloy for surveying, and with Alexandra Schrank at Re-max for listing and selling flip projects.

Look for memberships in professional associations, certifications, and years of experience in the industry.

They are extremely knowledgeable and worth the membership to make sure everything is in A+ order!
