Many of the homes are Victorian style homes built in the 1800's.

Gross income when we bought it was around $64k; its now over $90k trending towards $100k.This year we sold the 12 plex for $559k!

Any thoughts on what is trending in your markets between the two types of patio doors...sliding or french doors?  

Get facts - Look at recent properties sold in the area, look at per unit price, CAP rates, look at Market Trends Avg List Price to Sold Price, price /sqft, GRM etc.

@Will Barnard  the reality is this is just nothing money the dollars are so small.I have never kept an EM deposit even though sometimes I wanted to just creates too much bad blood... heck a few grand to me is not going ot change my life style and if I beat it out of some shmuck .. like its apparent these Texas wholesalers do well just shame on them.Now if we were talking about a major project or bigger money with bigger players then that may be something different. .However like when I have flipped plats to DR Horton and other builders..

I am leaning toward buy and hold style investing but am open to suggestions.

I have been researching the market, trends, laws since beginning of this year when I decided to make the move into real estate investing.  

@David Richter do you have better success with 1 or 2 sided, and are you using the handwritten or "corporate" style?
