hello, I have just bought a property that needs a) fumigation (section 1), b) landscape grading to improve drainage, c) crawspace/foundation work to repair some piers and fix sump pump, and d) minor interior remodel and retrofit window. 

I've bought 5 properties that way.

There's never been a dip that hasn't been bought, you'll be alright. 

I just bought a traditional 3/2/2 SFH and got roommates since I hadn't heard of "house-hacking" the multifamily homes at the time. 

I bought mine at Menards due to a sale. 

I also bought my first property at the height of the market, and it has since returned to that price; though, I would still lose money in closing costs if I sold today. 

We have a 15 year mortgage at 3% and owe 78k with 9 years to go (we bought it for 138k 10 years ago but refi'd from a 30yr to a 15 yr). 

The other thing is the homes all around my property are getting bought and scraped and row homes are being built in their place and I think that will make my little old house less desirable when it is towered by these townhomes. 

An offer is an offer, i was told do not offer that little and guess what i bought at the price i wanted. 

When we bought our current home in Berkeley, the market was (and still is ) super hot with multiple offers.
