We have issued several warnings and it seems that things get better for a few days and then they are back at it.

I've learned a ton from reading past forum posts but I will warn  you that the majority of those on the STR forum lean towards self-managing. 

@Richard S Myers Yes, most times family and friends will tell you their experience with real estate and warn against it if they had negative experiences.

I know there are more hoops with an S Corp like corporate meetings, reasonable salary etc... but is there anything you guys can warn me about with an S Corp that we should be prepared for?

If it's a month to month lease, give them the required amount of advanced warning that their lease is being terminated and sell the home empty.A tenant in a single family home should never know that the home is being sold.

Like warnings on the tendency to use the business to write-off so many expenses that it actually appears you make less than you actually do affecting your ability to get a home loan later.

I had no idea and no warning that the appraised value would affect the loan (only 63.8% loan to appraised value) and it's adding about $4k to the closing costs.
