I have a tenant who hasn't paid for 4 months, and turned off the water to the landscaping so I am getting HOA violations too. 

Interior:-Kitchen: Cabinets repainted/new fixtures, Counter tops-Main Bathroom: Full remodel -Half Bath: Convert to a full bath-Interior paint-Flooring Exterior:-Exterior Paint-12 Windows-Landscaping 

Add fence, bushes, stacked landscape timbers etc.

The property needs some work on its exterior (roof, paint job, landscaping) and updates/fixes inside (bathroom update, kitchen update, window replacements, and hole fillings).

Based on those statistics alone it is easy to understand why they are not being more utilized in real estate transactions.

We just received a quote from a Snow Removal Landscaping Company, and they are stating it would cost $1,440 to "rake 8 feet of snow from the roof, and throw salt down to melt the ice."

I know people who have moved there and none of them checked out the crime statistics before they moved.

Wasn’t sure if anything is going to change at all with a new administration and just the overall landscape in real estate. anyway, that would be awesome !

I've also had failed inspections for things that are solely the tenant responsibility, like overgrown grass/weeds in the backyard (tenant is responsible for the yard/landscaping per the lease).
