If the clog occurs past where the 2 pipes join , flushing a toilet in your house could cause it to come up in the neighbors house .

A pipe breaking or an overflowing toilet is all it takes and that's more common than  flooding in most areas.

Whereas a normal long term tenant might never clean the carpet and scrub the toilet only once a month, or let the sink leak, you can't get away with that as an Airbnb host and still get good reviews.

Passive - Because there are NO Tenants, Toilets, or Trash.  

I would feel terrible throwing a used toilet in the back of a 50k truck.

If the toilet is running constantly and the bill jumps $200, I pass that additional cost on to the responsible tenant. 

However, when I have vacancies, I have one tenant that can install a toilet or a sink faucet; he occaisionaly runs into a problem and has to call for help but most of my toilet installs cost $10-$20 (I pay $10/hour).
