Something simple but modern.

Hi @Reddy Rangareddy, We are considering buying something in the Charlotte area this year.

There will also be lots of “layering” between carriers where they share the risk which is something that’s been done on the commercial side for a long time now.  

should i skip in the hopes of finding something better than will always cash flow nicely?

@Jeremy Muehlbauer before you do anything check for unrelated persons ordinances in your area, that will tell you if you can move forward easily or you would need something like a boarding house license.

Not something to pay hourly for.

if ballooning, i would try a bank or CU who can do a standalone 2nd for you to pay off that $155k only... but something 30 year amortization. if its on another property, then... different conversation.

sort of guess they can dissolve anytime but procuring cause would apply or something, albeit potentially difficult to trackPart why I think upfront payment will not work well, nor the fee-based where it’s more like attorneys.  

I had an idea of placing a sign at the door with it saying something along the lines of "If you're interested in selling your home or would like to unload rental properties you may have, talk to me first".

Would you recommend going for a conventional->rehab->refinance (DSCR) instead or something?
