If the seller and PM prove their mettle, make additional investments/purchases with them and you don't necessarily need to travel there to vet the properties, but do your homework on them none-the less.Caveat: I realize traveling there is ideal, but not possible for every investor, so many do skip that step.

@Charlie MooreWhen they skipped town and didn’t notify anyone.When I have to repair or replace substantial items, like flooring, ceiling fans, drywall, doors, appliances, etc...Refreshing a property with clean up and cosmetic touch up is normal.
