Those corrode from the inside out, and you don't know they're about to fail until your basement is filled with unmentionable disgustingness.

The sellers have done all of the site prep and have paid for building plans that maximize the allowed footprint on the lot.

Today I also ran across a site called eStately and was able to find additional comps there.

I have checked out a few of the various sites that do this and I keep running into the same questions.

The worst that happens is you fail, lose some money, but will learn a great deal. 

Don’t be afraid to fail and if you do treat it as an education! 

Seems like all "small " sites have suffered.
