There is a cost to LLCs; state annual fees, bank fees, accounting fees, and simply the cost of the time to operate multiple LLCs. 

Some ideas I have been teasing around are building a rental storage facility, leasing the land for a solar farm (although the lot may be too small for that), building a multifamily complex, or simply using the land for advertising.

Being new to the area we are currently lacking on contacts in real estate.  

@Jack MoranYou may run into some hurdles with banks and hard money lenders simply because of your loan amount request on the front end. 

I wouldn't consider my state contract to not be assignable if lacking "or assigns" on the buyer line, but also believe its best to add if there is reason to believe the contract will be assigned.  

The tenant was indeed a bad tenant - however, as explained this is a risk with rental properties and was not due to lack of research and diligence on our end.

The villages isn't bad per se, but residents tend to enjoy that they are tucked away from massive growth in their own community so the lack of appreciation is a bit self inflicted.

Quite simply put I don't even know what I don't know!

Mortgage lender credit inquiries, within a 30 day window are grouped together for scoring purposes as if they were 1 single inquiry.Even besides that, if you have good credit....inquiries simply dont matter enough to make a difference.

I figure most are simply acquired off market.
