Doug, you don't seem to have much remorse for damaging someone else's property and are suggesting a variety of excuses that might in some way justify your damage or limit the landlord's claim against you.

It may (and probably even does) reveal my inability to be concise and get to the point and also may show my lack to RE knowledge.

Market analysis has revealed that for 2-3 bedroom apartments in the 1000-1250 square foot range have rents going for $1700-$2000 and even higher.

The solution is either pigtailing with a variety of methods (nolox in wire nuts, the "purple" wire nuts, Alumiconn connectors) or using CO/ALR devices. 

You thus can negotiate a more favorable deal because the seller avoids waiting longer to sell (could be tax reasons, family / health issues, divorce, variety of reasons that motivate sellers)....think time and hassle.  

Ideally, for a variety of reasons, I recommend you form your entity first then buy the property.
