By far the vast majority of realtors I interface with on a regular basis have no idea about renting properties, screening, leasing, or a good/bad lease. 

I encourage all my salon employees to find an alternative source of income because cutting hair is SO hard on your body.  

The rule is actually 3 ADUs on a SFR....it is your SFR, your regularly allowed ADU, your affordable ADU and your bonus ADU for providing an affordable.

by the way I have a property with a tree trimming cost of $70/month (not the regular gardening costs but the cost to come trim the trees (some annually, some every 5 years).  

My experience has been that when a condo owners association voted to impose a large special assessment they also line up financing for the condo owners who don’t have ready cash (except in NYC coop buildings where the “best” coops require any body purchasing a coop to have $100 million liquid!).  

Brokers are in the field marketing to note holders every day and the good ones will have sources for quality notes on a regular basis.

I sold a fixer 3/2 SFH to one of my regular landlord buyers in May of last year.

My leases follow the Colorado Residential Lease Agreement template on the State website which doesn't list a fee, it simply states, In the event that any payment required to be paid by Tenant hereunder is not made within three (3) days of when due, Tenant shall pay to Landlord, in addition to such payment or other charges due hereunder, a "late fee" in the amount of ____ dollars ($__) In my leases, I charge "10% of the regular monthly rent, with an additional late fee of $3.00 per day being imposed for each additional day that the full amount of the monthly rent remains unpaid."
