I do understand max occupancy limits for rentals, but I think a family should be able to let someone visit at some point so long as it's not "bills paid" and they don't become a regular tenant in the rental.With roommates, after some googling horror stories of unpaying "extra" roommates where bum boyfriends/girlfriends moved in without paying, I think I understand the "no overnight guests" with roommates now.

You have to keep in mind the exit values as the rehab costs are affected by the values of the homes.For instance, on one of my $1.2M exit values, I would consider $100k to be average to light in rehab.I just did a $50k rehab on a $550k exit and it was a regular, average rehab.Based on your averages, you would have estimated this as a tear down.In summary, don't rely on averages and dig into details concerning rehab estimates.

You can always wear heavy clothes if your really afraid of them a simple leather jacket and heavy garb on the rest of your body would suffice but the hard part is wearing all that in Florida. you bring protective clothes in your car and change when you get back to it.
