The "owner" said she had done a loan modification which she did not make any payments for so I'm wondering if she didn't give up the "normal/public trustee process" approach in exchange for the loan mod.

@Steve Vaughan - the reproduction is not "1 to 1"-- I don't have a public forum I manage, but I would like this same ethos to be represented in my (and my teams) internal (and external) interactions.For example, I'd like my staff to be supportive, even when they're taking each other or a consulant to the proverbial wood-shed.

If the buyer doesn't have an agent, I would guess that you'd probably at least be able to at least come to an arrangement with your agent to take a reduced commission, since otherwise they would be basically getting a double commission for very little work.Also, just bear in mind that if they do make any of these adjustments for you, they are doing you a favor.

Imo - not a lawyer so take it for what it is and get legal advice if unsure.The llc will help reduce risk however if you are negligent you can still be held liable.Talk to other people, get llc for dummies.Here in ny pretty easy to setup.

Haines City, FL... tax deed on what public record said was a 4/3 @ 2300 sq ft that ended up being a vacant lot because fire had destroyed the home and the town fored the owner to demolish.
