IE they have zero say in the business you just owe interest payments / mo or quarter or?   

When the non resident has paid this tax at closing, then and only then can the non resident file a tax return in New York state for the tax year the home was sold using the (sale price - the cost basis) method of establishing the true "gain" and apply for a refund from the tax that was paid at closing. 

I am currently in the process of purchasing my first investment property with my sister in the first quarter of this year.

There are 3 unrelated construction projects starting in my county in the first quarter of this year.  150M, 325M and 40M. 

The other would be more then happy with 10k extra every quarter.

My broad goal is to acquire three properties before closing out 2022, taking a quarterly look at my progress as an "azimuth check" and refining my goals/actions as needed.
