I promise, there are about 100 things you haven't thought about (and probably won't until you get bit by it.)  

Just a quick glance, they have carpet ranging from $4 to $6/sf...I'm sure most people here are paying half that at $2/sf or less.Remember, it's always best to just call local contractors if you want accurate pricing...

Hot area of Atlanta so selling would be pretty quick at 300k  and leasing around 2-2.2k shouldnt be too big of problem even if slow down occurs...whenever that might be.   

You will want to decide what is most important: lower fees, quick processing time, proximity to you.

Plus, I keep all documents that have ever been signed by me or them uploaded using their file system so at any time, either party can access their lease terms or rules and regulations quickly without having to dig in a drawer to find them.I highly recommend for a first time landlord.  

This includes putting in the time to learn how to run accurate comps for ARV, MAO, rehab costs, closing costs, flipper's profit, wholesaler's profit etc. but time and again I find that a lot of the information I am getting from various "gurus" isn't as helpful or clear as I would like it to be or their pie in the sky promises are just so ridiculous that I can't take them seriously. 

If you can consistently meet with 2-3 people each week, you'll quickly know lots of real estate investors in your community. 

No sense starting out in unfamiliar territory just because people promise you great returns.Just my $.02.
