A wknd trip to any other markets will cost you $1,000 and be a huge pain (possible flight delays, etc).

Welcome to BP.I'm guessing by your message that you don't currently own your own house, and you're very ambitious.Wholesaling in Canada is a major pain, which explains why none of our Canadian members has met a highly successful wholesaler that is always flush with deals.

How many times have you seen old, established family businesses disappear because the kids didn't want to continue it?

And I don't just want to pay off the loan, it was a pain to get.  

A lot of options but they all start with identifying the need and pain point of the seller.

If the factory isn't using, 5/16 or 3/4 inch plywood or at least CDX, 2x6 exterior wall construction, double pained tinted and rated windows, porcelain fixtures, granite or marble countertops, stainless steel fixtures, copper plumbing and upscale accessories they don't and will never git my biz.
