From looking at Furnished Finder, Craigslist, Fbook marketplace, Zillow, the rents for MTR vs LTR don't seem that different (although are a bit all over), and I'm having a hard time assessing demand for MTR.

In growing markets I’d always recommend BRRRRs over flips if possible.You'll probably still have to keep money in the deal but it's way better than putting down the whole 20% LTV.

This is due to the number of months the Bank/Lender is required to hold in escrow for both taxes and home owners insurance.As an example if you buy a home at or over $500K and the taxes are $9800 a year and you buy in a certain month you may be required to have 1 year up front paid on HOI & Taxes plus several months escrowed.
