Most lease agreements will contain an area of exclusions, additions, exceptions, or whatever else it may be called.Even if the shed is detached and separate from the rental, I also suggest adding in your lease that you reserve access to the property and shed during normal business hours for routine maintenance.And I would add that at the end of the day, communication and respect should go a long way.

If you trust them, I think the closer they are, the better, communication will be better and they will be able to help you more.Set your expectations for them from the beginning and make sure they deliver what it is expected.

We have a very open line of communication with our tenants with regards to requesting maintenance (they can enter a request online via our PM software), and I'd say it's exceedingly rare for us to go more than three months without entering a unit for a maintenance task requested by the tenant.
