@Stacey Collins In my opinion with higher end renters you shouldn't have a huge problem with either.

hey julia, just quickly looking over it, property tax seems wayyyyyyy low. also insurance seems low (or im overpaying for mine lol). and vacancy seems high. im not too invested in that part of durham, so i dont know. but if u were looking for a purely investing place, the COC return of 2% is too low in my opinion

Also doing projects out of state is totally fine in my opinion.

Think what you want--- but it is definitely a good time to sell in my opinion. 

10,000 sqft in my opinion is too big for any investor unless you have a very high risk tolerance. 

It is my experience and opinion that it is a very antiquated method to start investing.

Here is my opinion based on living in the area for 30 or so years....Taylor is a large city, and it has varying housing demographics. 

I'm leaning towards the blanket loan, but wanted the opinion of others to see if theres anything i'm missing or not thinking of.  

Have you spoken with multiple broker's for opinion of value?
