My suggestion to you would be to get on the phone and start calling local contractors in your area and asking them what the on going rate is for their services and materials.

Also, if you truly want "passive" income, then a property manager will cost about 50% of one month's rent to fill a unit and an ongoing fee of 7-10% of monthly rent.Then there's Cap Expenditures. 

Beyond the design of the program a thing to consider is the ongoing support and the size of the network you are joining.

Some fees are upfront at the time the deal closes, some are ongoing, and some only arise once the property is sold (sometimes refinanced).

I will continue learning about the HML's, and work on going to the REIA meetings to learn more.

The question is, do I need a business license for each of the LLCs that have rentals and do I need a business license for my on-going buying/wholesaling business.

Plan on going out west (Calgary and Edmonton) to invest where prices are way lower and rentals cashflow.  

There may also be an ancillary effect from their ongoing battle with Desantis over all the woke stuff.......
