Which I was prepared for on the 17th call, by a very nice realtor who said, if there's anything wrong with title HUD will not take it.The thing was, the entire day started AT the title company, with her emailing me all of the property documents, without so much so a promise for lunch or dinner.

My mtg will remain in place.The contract for deed sale varies from state to state so make sure you have correct language in your CFD contract.I like it b/c I am getting nice chunk of change upfront and will be making interest over life of loan as well.

Your carrying costs will be higher as you're essentially mortgaging all 100% (between the mortgage payment and the car payment) but the interest rate will be nice and low so I would be all for that.

57% RE.I agree with the statement that the market is similar to Vegas, more so today than in the past with all the govt manipulation.I still play in that pool though, been through all the ups and downs, but overall still pretty nice gains there.
