Memphis has a very strong rental base with additional growth potential in the coming year. 

If you wanted lots of potential rent growth and appreciation, and don't mind competition from other investors, I would look at East Walnut Hills, Northside, Norwood, Madisonville maybe Camp Washington.

It's been nearly a decade of growth now and the 2020 census is going to show it.

What has the job growth been like for the past 2 years?

Mainly in Lexington, Gilbert, Chapin, Ballentine, ect...Running across a good bit of vacant land that is in the path of growth on both sides of Lake Murray. 

It’s a stable business and necessary service, for sure, but doesn’t have much pricing power or growth opportunities.  

It has been for several years and likely will continue with the attraction of jobs / population growth.
