(Up to 250k  for a single person and $500k for a married couple that they don't have to pay tax on)  To put this into perspective,  how much does the average person have to gross on their paycheck to see a Net paycheck amount of $1,000?   

In the last couple of years, we changed our perspective on this, and now treat tenants with respect, and therefore have the right to demand the same from them.If they disrespect my property, then they have fooled me in our screening and such. 

I am hoping that even though prices will vary greatly from area to area, this might help put give some perspective on what goes into flipping a house.After I sold my first house, It took almost a year before I was able to get another house to flip.

I have found a seller that has multiple properties and is looking to liquidate, owner will offer great loan terms.

The goal is to become financially free and have multiple long term properties paid off!

All of this needs to be defined in the relationship upfront.Maybe this broker/agent is doing multiple larger deals and will only work on the smaller stuff when time allows.

Most of us get at least one  if not multiple private lenders a day.

Can anyone point me to a spreadsheet that allows for multiple irregular payment dates, and applies the correct amount to P&I.
