The roof has about 7 to 10 years left, but if you are leveraging your cash into conventional financing, then it makes sense to buy the house with a new roof that will last you 25 years.

@Dawn Anastasi   I have called on several properties in the past and left messages, and i hardly ever get a call back either.  

With that I can purchase two $110,000 properties and have $10,000 left over to work on the third.

Did not trash the house but left it dirty.  

I got a deal on it because it needs a lot of cosmetic repair and isn't the most functional house (the previous owners didn't live here, and for reasons I still don't understand, removed the kitchen and remodeled the bathrooms, but left showers, vanities and mirrors out (just new tile, paint, and a toilet in each bathroom.

I live with a cup half full (specifically the left side).

I am jealous you left this cold state but I just can't pass up the summers here.

The rest of the basement, I left the asbestos tiles in place and put in Allure flooring (Home Depot) over top.
