How lenient are you landlords with late paying tenants? 

The registry will list how much the landlord is charging for rent, the size of the rental and how many rooms it has, plus contact info for landlords.They put a cap on late fees and that residents will get more notice before they can be evicted.

You should confirm that deposit has not been applied to any late payments or missed rents.

Current tenant has been in the unit for a few years, and really wants it to be her forever home (She's retired in her late 60's and all extended family is close by)The property is valued at 110K, though I believe I can pick it up at 100K.

We’ve turned a lot of business away lately and have started considering third-party property management as a mutually beneficial way to expand our offerings.

We did the last 3-day pay or quit around the 20th of the first late month.

For instance, you can't charge any application fees OR late fees unless the rent is 30 or more days late.I was advised that every person living in the apartment, including children, should be listed on the lease and we require all adults living in the apartment to sign the lease.
