I am thinking of improving some of the landscaping at my rentals, and this gave me food for thought :)We are planning to take out two apple trees in my yard and will replace them with two more apple and two cherry trees.

Hello I'm a 24 year old landscaping contractor I have been in business for over 6 years.

This MH property appears complex: It is a rural, older, class C/D, unpaved parking type place with no real landscaping. 

There are many common ones such as mortgage, utilities, cap ex, vacancy, landscaping, and more, but I was wondering if anyone had dealt with even more specific and small expenses than that.

There is 970,000 (roughly) houses listed on the market in America, I different landscape back in 2008-2009 when there was roughly 4.5 million. 

Replaced water heater, new doors and landscaping.

Inside of the house is in good condition and it has a lot of characters.I am wondering if I should take a loan to fix/rebuilt/downsize the deck, do some landscaping at the same time to make the backyard as low maintenance as possible, and fix a few things like the front porch and woodpecker damage, before renting it out, with the goal of keeping it as long as possible and rent it out after these expensive items are fixed. 

Put about $40k rehab in it, full kitchen, bathroom, flooring, paint, exterior landscape, baseboards, etc. and sold it for a profit.
