I have a good grasp on home repairs as I have replaced walls, roofing and even remodeled my own bathroom successfully.

It’s not quite as important, imo, when purchasing a rental, bc renters are more concerned with bedroom/bathroom count, finishes, etc. 

New floors, gutted and updated bath upstairs, added huge bathroom downstairs, 300 sf finished basement, completely new custom cabinet kitchen, granite.

Finish the basement to add a second bathroom and a fourth room2. 

Floor & Decor is ok, I just used them for a very small bathroom in my house but it was obvious they are cutting tiles down and selling them as standard size from the manufacturer.

If you can JV to fund the cost of a bathroom, consider doing so rather than a JV with an unknown investor where they need to put up large sums and maybe show up on the title, etc.

People here don't ask useful questions about the differences between rehabbing a 90-year-old bathroom in a Rust Belt city suburb last remodeled in the 1950s and rehabbing a bathroom in 1990s-era construction in Florida.

We have a couple of units with laundry either right up against the kitchen in a small closet or in a half bathroom next to the kitchen.
