But I keep an eye on it because it's so close to my market and notice some duplexes going for about 140-240 renting for around 1200-2000 depending.Yeah I guess we have been lucky then we have had great renters on our 3 properties.

i would connect the two so that it turns on when the light is turned on, if separate chances are they are not using it.as far as the bedrooms, i don't know the construction out there, but i'm guessing the walls are not that well insulated and with the a/c inside and hot humid outside, that can cause this if not broken by a well insulated wall. this is a major health problem inside and needs to be addressed, see if there are any energy co. out there that will test the insulating value in the house where they install a fan at the door and check the house for leaks and insulation value.

If you want accurate values, you need to get comps and property assess a property.As far as future values go, you take take your best educated guess based on a variety of statistics (like job growth, population growth, increase in median wages, etc) but nobody has an accurate crystal ball.

We own our own stuff directly, and thus can simply ride out long down cycles (as long as we are not over-leveraged) and continue to collect the rent.These syndication deals which have expiration dates seem inherently risky to me - I guess you got free equity for putting the deal together so there's no downside for yourself.

(Like around here when stuff isn't up to code, purchasing is agreeing to completely change it and bring it up to code and those requirement/plans are already figured out and it's up to you to make it happen, so I'm guessing it's like that?)
