Since being on here I quickly realized how there is such a vast difference in the feeling in the air I get in Bigger Pockets compared to other groups (some groups in FB, in which I intend to leave the group due to not getting any real sense of value, but more like a bunch of vultures wanting to make easy money by preying on (ex: Joint Ventures) with the newbies).

That could be because we are primarily rehabbers and not wholesalers, but even my high volume wholesale friends have found that to be true and have changed a lot of their business model to accommodate listing on the MLS.

thank you everyone for the information, i do have a contractor friend that i reached out to, just waiting back on some info from him also he lives about an hour away from me, so i expect him just to help with some info and pass me onto someone more local for the work.I was actually thinking in the in realm of 10-15k offer just going off cost to replace the main items and still manage to make a profit renting the property out.
