Looking through records of the BK court they have listed on the trustee's report State tax commission claim allowed $30K and a /IRS claim allowed $50K    but I don't see any liens on the property in the county court clerk records. obviously I'll meet with an attorney (because this bankruptcy is so drawn out)  before I bid on the property (courthouse steps) but looking for thoughts/opinions.

If she does file in Small Claims, you can decide to go to court or pay her off.

I have listened to almost every Bigger Pockets podcast, and have read multiple books on investing, and I am fully convinced RE is going to be my path to financial freedom.I currently own my own custom sock company (Ok Sock), so I am not locked down at a day job.With that being said, I am on the search for real, cold, hard experience.

They probably need to speak with a bona fide financial advisor. 

Here, your tenant doesn't get the tax benefits, but I believe you would be able to do more with your own tax and financial management of the building if you paid the full freight and got higher rent from the tenant.

The methods you mentioned are tried and proven to bring financial stability when the prerequisites can be met, but I didn't mention those methods in my description of wholesaling as I am unable to currently do them....
